The Latest Mixed-Use Developments in Palm Beach Gardens

Mixed-Use Properties have become popular throughout the United States. Developers have discovered that clients prefer the convenience of having office spaces, apartment living, fitness facilities, bars, restaurants, and premium shopping closely available. In some South Florida communities, vacant buildings are being re-purposed for new uses, while in others, empty lots are evolving into multi-purpose spaces. Here are some of the latest mixed-use developments in Palm Beach Gardens:

Construction has Started on Avenir

One of the most significant mixed-use development projects in South Florida has started construction in Palm Beach Gardens. Florida Wal Development Group has broken ground on Avenir. This 4,763-acre mixed-use project property is underway and expected to create 3,900 homes, of which 960 will be for people 55 and up. There will also be 2 million square feet of office space, 400,000 square feet of commercial space, and 200,000 square feet of medical office space. Avenir’s plans also include 300 hotel rooms, a golf course, two Crystal Lagoons, 20 acres for agriculture, and 2407 acres for a nature preserve. Homebuilders Toll Brothers, DiVosta, Kenco Communities, and K. Hovnanian Homes have all reportedly received site plan approval for the community.

The Gardens Mall

Although some communities have seen their malls empty and storefronts shuttered, the Gardens Mall continues to see steady traffic.  While it is true that some anchor stores such as Sears have had to close their doors, the shopping center seems to be adapting to the cultural shifts towards mixed-use retail centers. The mall’s owners (The Forbes Company) believe that by expanding its uses beyond luxury goods and diversifying the property’s uses, it can help remain current. These efforts to transition and remain flexible seem to be working for this over 30-year-old Palm Beach Gardens landmark.

Downtown Palm Beach Gardens Shopping Center

ShopCore Properties, the owners and operators of the 49-acre Downtown Palm Beach Gardens outdoor shopping center, plan to redevelop the property and offer a mix of fresh-to-market dining restaurants, an upscale grocer, boutique fashion shops, a state-of-the-art fitness facility, a movie theatre, live music and entertainment. These revitalization efforts appear to be moving ahead in Palm Beach Gardens as current tenants are conducting business, and new ones are setting up operations.  ShopCore states on its website that this project is an “opportunity to reconfigure GLA (gross leasable area) and monetize underutilized land with the addition of mixed-use components.”
