Universal Health Service’s Plans for Development in Palm Beach Gardens

As new residents and companies relocate to Palm Beach County, the population and its community healthcare needs are expanding. Various health care real estate development projects are underway throughout the area in response to this increased demand. One major health care conglomerate recently acquired land, intending to expand its presence in Palm Beach County. Here is more on Universal Health Service’s plans for development in Palm Beach Gardens.

Universal Health Services in Palm Beach Gardens

Recently, Pennsylvania-based Universal Health Services Inc (UHS), through affiliate Pasteur Healthcare Properties LLC, bought 32.3-acres from Heights Biotech Investments LLC’s for $32.7 million. UHS is seeking approval to move forward with plans to build a medical campus at the site.  The proposed location is situated east of Interstate 95 to Pasteur Boulevard and south of Donald Ross Road.

UHS reportedly intends to develop a 365,000-square-foot, seven-story hospital with 270 beds and 1,019 parking spaces. The new facility would be UHS’s second acute care campus in South Florida. The corporation’s other location, the Regional Medical Center, is in Wellington. UHS’s other South Florida health care facilities include a Westlake emergency room, behavioral health clinics in Jupiter and Fort Lauderdale, and the Palms Wellington Surgical Center in the Town of Palm Beach.

Anchor Health Properties in Palm Beach Gardens

In related health care real estate news, Anchor Health Properties reportedly recently acquired a Class A medical office tower in Palm Beach Gardens. The Charlottesville, Virginia-based developer purchased a 75,424-square-foot property located at 3401 PGA Boulevard for $24.3 million from Gardens Medical Pavilion, LLC.

The newly-acquired building is located near the Jupiter Medical Center, Palm Beach Gardens Medical Center, and North County Surgery Center. The property includes an on-site diagnostics laboratory and a Walgreens pharmacy.  There is also covered parking for tenants.  Office tower tenants include the University of Miami, Florida Cancer Specialists, Gastro Group of the Palm Beaches, and Pediatric Partners.

According to its website, Anchor Health Properties is a national firm that has been devoted exclusively to the development, management, and investment of medical facilities for 35 years.

Palm Beach Gardens Senior Community Living Project

The demand for 55+ and senior living developments is on the rise in Palm Beach County. These communities are designed to meet the needs of active adults by offering recreational and relaxation amenities as well as health-related supportive services. Late last year, New York-based United Group of Companies entered into a joint venture with Palm Beach Gardens-based Sina Companies to co-develop a new senior luxury housing development in Palm Beach Gardens.

Malcolm Sina, executive chairman of Sina Companies, commented about the collaboration stating that the company is “really excited” that “United Group of Companies will be our partner, and they’ve done this successfully all over the country, most recently in Naples and Bonita Springs. They really understand the local marketplace and demographics here.”

The companies are developing Arcadia Gardens. The properties will include two residential buildings with clubhouses featuring a commercial kitchen, a fireplace, and a living room. Each property will have dining rooms and offer dining programs. Each will also have a lounge, arts and crafts, a state-of-the-art fitness center, a salon and spa, a yoga studio, a media center, outdoor walking paths, and recreational activities. Arcadia Gardens also offers “24-hour emergency services, daily fitness classes, life-enriching events,” and transportation services for residents. The new property will two-floor plans and is currently accepting applications.
