Rabideau Law Speakers Series Visits Sotheby’s International Realty

June 13, 2014 — Palm Beach, FL – Call it a huge benefit for the Town of Palm Beach realtors, the lawyers who make house calls can save them hours of work and worry. The legal team of Rabideau Law appeared onsite at the Sotheby’s International Realty Palm Beach office on June 11 to provide the luxury property realtors an opportunity to ask questions and learn about land use law with the convenience of an onsite visit. No need to jockey schedules, the experts came to them.

The visiting legal team included 3-time Mayor of the Town of Palm Beach, Jack McDonald, who is now head of the land use and governmental consulting practice area at Rabideau Law, along with principal real estate attorney, Guy Rabideau, and associate, David E. Klein.

It was a casual gathering organized with the help of Sotheby’s Palm Beach Vice President and Brokerage Manager, Carol Hickman.

One of the biggest areas of concern that the realtors discussed was Palm Beach’s regulations for landmarking a property. “The Town’s landmark program is a key component of what makes Palm Beach uniquely charming and enduring,” said Guy. “However, there are four criteria in the Town code and that criteria can be open for interpretation.”

As lawyers on the island, Guy says that the nuances of the Town are often understood. “Long-time residents have an attachment to architectural sites that may or may not be designated landmarks,” says Guy. “These properties can be hot bed issues when new buyers acquire a listing.”

Landmarking status can have a dramatic effect on the value of property. Rabideau Law has been successful representing clients in landmarking transactions which can have millions of dollars of impact on the value of a client’s property.
