West Palm Beach’s 45th Street Corridor is Seeing Commercial Growth

Recently, West Palm Beach has seen an influx of commercial real estate development. One area, West Palm Beach’s 45th Street corridor, is seeing commercial growth. Here is more on the commercial real estate activity underway in this part of West Palm Beach.

The 45th Street Corridor

The 45th Street Corridor is a 1.3-mile expanse of roadway from 45th Street just east of Interstate 95, west to Military Trail. The FitTeam Ballpark of the Palm Beaches is located near 45th street. The ballpark hosted its first game in February 2017 and has reportedly helped encourage development in this area.

In January, the City of West Palm Beach’s Zoning Commission granted final approval to develop a new Wawa market and gas station to be built at North Military Trail. On January 25, 2021, the Wawa was approved for development on 9 acres just north of the Houston Astros and Washington Nationals baseball training complex. The project’s plans call for a 5,636-square-foot food shop/convenience store with an outdoor dining area and 16 pumps. Site plans also call for two fast-food restaurants. George Gentile of the land-planning firm 2GHO stated there will also be a “high-turnover restaurant” and 30,900 square feet of other businesses on the site. Wawa has another location next to Palm Beach International Airport on Belvedere Road. Nearby, a 374-unit apartment complex project is also under development.

According to a recent report, Belcan Corp., located off 45th just west of I-95, is considering an apartment complex.  The company moved its corporate headquarters with 450 employees to Metrocentre Boulevard in 2018. The possible apartment site is a lakefront property near Belcan.

In a recent article, Development Services Director Rick Greene commented regarding the current construction activity in the 45th Street area and stated that “A lot of it, quite honestly, is the influence of the FITTEAM ballpark.” Gene also said, “That’s had a tremendous impact on the whole 45th Street corridor.” He noted that within the past couple of years, the nearby South Wind Plaza owners, at the southwest corner of Military and 45th, have applied to the city to add restaurants and retail.

Other developments in the area include the expansion of JFK Medical Center North Campus and plans for the 374-unit Riverside apartments and a hotel across from the second Wawa location.

According to Greene, the growth along the 45th Street Corridor is reflective of the other recent development in West Palm Beach. He reports that building revenue permits are approximately in the middle of where they have been in past years.  As the 45th Street Corridor continues to thrive, community leaders intend to plan for growth and address the area’s ongoing traffic concerns.
